HOA property manager: roles, fees and how to choose

What an HOA or condo property manager does, how much they charge, and the questions to ask before signing a contract.

Core responsibilities

Running board and member meetings, recording minutes, accounting and reserve studies, vendor management, maintenance coordination, dues collection, and acting as the legal liaison for the association.

Typical fee structures

Flat per-unit per-month ($10–$30 in most US markets), percentage of operating budget (5–10%), or hybrid. Special projects (large repairs, litigation support) are usually billed separately.

Red flags when shortlisting

No formal license or association certification, poor digital tools for owners, opaque vendor markups and slow incident response. Ask for references from associations of similar size.
